Adokforme is the guy to ask about that, as he's converted his wet GCH bungalow to just 2 A2A units, and is doing similar on another smaller one now. So long as doors can be left open (or closed) then a single A2A unit is a really easy solution for a small property.

Hoping to make even more use of our two this winter, to see if we can drive down the GCH use even further. [Gas consumption now ~6,000kWh pa, including DHW and oven.]
That's good to know Mart, the A2A's are a very fast relatively inexpensive solution. I'd like to fit here but SWMBO has blocked for the moment. The one in Turkey is incredible and as the other compressor type air cons out there fail they will be replace with A++ inverter type units.

Well it’s been a really nice day here for a change, cool breeze keeping the air temp around 17 degrees but the sheltered spots allow you to feel the warmth from the sun and it’s more like twenty to twenty three degrees.

That’s Anglesey in the distance with the Menai Straits ( southerly part) catching the colour of the sky nicely.

Not so good a forecast for tomorrow though.

But managed to get 15kW of free power into the car and get the house battery back up to near a 100% just dieting the late evening dance of balancing charge maximisation as the sun starts edging towards the horizon.

Thank you. We'll see on the speed as I've left it open ended for a closing date. The buyer is cash and 74 so will have to liquidate assets. I hope for 4 weeks, 6 is normal when mortgages involved. I'm not in a hurry and ok to give up a few weeks interest.

No more panels & batteries sadly. Don't need it. This property sale is being added to the pot that offsets my having to tap into the SIPP's. I'm leaving them to grow as long as possible as they will be free of IHT for the kids. :xl:

I feel very relieved tonight, the rental market has been kind, the property value growth has been entirely flat. We've done ok though. C'est la vie. The rules on rentals in Scotland are such now that it's basically all proud nails to be hammered down and all hail socialism dressed up as nationalism (sorry, sorry, politics words, sorry).

There's also the backlash of the abated rent cap being removed. I'm not into a feeding frenzy of jacking up rents then the potential cycle of non payment, civil court pursuit. The fun is right out of it.

Well that was quick! Contracts will be exchanged on Monday.

Signing of papers will be next week too and exchange of cash for keys takes place on the 10th July. 🍾

54 days from 1st day advertised to cash converter day. That's no too bad?
